While we have tried to make the pricelist as clear as possible we understand that some people prefer to get a few guidelines to be able to work out a total ballpark figure for the entire project. You firstly need to be aware that the price changes depending on the following factors:
1. Will the house be single foor or with a converted attic?
2. Will the house be to passive or near passive specification?
3. Will the house have the nordic timber finish or the plaster finish?
4. Will you be doing work yourself or do you have friends or relatives that will work at lower rates?
The price is not affected whether it has the
traditional Irish roof or the standard 550mm overhang
The easiest and quickest way to work out a rough ball park figure is to only work with the figures in the first paragraph (SCH supply & install)For example, let's take a
Nordica 125, single floor, passive, plaster finish:
1. Add up the sums for 'foundation & services', 'Shell' and 'Plaster exterior supply'
2. Add 5% to get it to passive standard
3. Now double that sum and you will have a rough ballpark figure
Another example, let's take a
Nordica 125, with converted attic, near passive, timber finish:
1. Add up the sums for 'foundation & services', 'Shell', 'Increase roof pitch', 'Attic structural conversion (low-energy)' and the amount of upstairs windows (usually 4), so add 'Attic gable window' x4
2. Now double that sum and you will have a rough ballpark figure
Please be aware that these are rough guidelines and it can depend on more factors (ie, larger windows, added porch, etc) that could bring the price up or down. If you have plans that are based on our modular system (or at least more or less) and window sizes or have plans prepared by ourselves you can of course ask us for a quote based on those plans which will then be exactly what you would need to pay in the end.
